Most people think about real estate privacy at the moment of purchase. That is the narrowest possible frame for the problem.

A property transaction creates a public record. The address, the buyer's name, the purchase price: all of it enters a searchable, permanent filing the moment a deed is recorded. For executives, athletes, public figures, and others whose visibility makes their location and assets consequential to people with interests of their own, that moment is an exposure event. But it is not the only one.

Exposure begins before the purchase, with the history of the property itself and the risk profile of those around it. It continues after the purchase, through the service providers who know the owner's schedule, the devices that log behavioral patterns, the networks that can be mapped, and the physical vulnerabilities that a standard home inspection was never designed to surface. And it does not end at closing when a property eventually sells.

The Residential Risk Lifecycle

Veil organizes its work across four phases. Clients may engage for a single phase or for the complete lifecycle. Scope, sequencing, and deliverables are determined by the specifics of each engagement.

Phase 01 Pre-Purchase Intelligence
Before a principal commits to a property, Veil conducts an intelligence-led assessment of the address, its history, and its environment. The goal is to surface exposure conditions that a standard inspection, a real estate agent, or a title search was never designed to find.

Property History Assessment

Research into the exposure profile of prior owners, any incidents associated with the address, and reputational or security conditions that may attach to the property itself.

Neighborhood and Proximity Analysis

Assessment of risk conditions in the immediate environment, including individuals, organizations, or activity patterns that could affect the principal's security, privacy, or quality of occupancy.

Physical Security Evaluation

Preliminary assessment of the property's physical security posture, including access points, sightlines, perimeter conditions, and structural vulnerabilities not addressed by conventional inspection.

Phase 02 Discrete Acquisition
Veil manages the purchase process so that the transaction closes cleanly and the principal's identity does not enter the public record in ways that create downstream exposure. Residential engagements are the primary focus; commercial transactions are available on request.

Transaction Privacy Advisory

Coordination of the acquisition to ensure the principal's identity is appropriately protected through closing, recording, and all associated documentation. Method is determined by jurisdiction and circumstance.

Third-Party Coordination

Management of engagement with attorneys, title companies, lenders, and real estate professionals whose approach to discretion is consistent with the standards of the engagement.

Referral Network Access

Where needed, introduction to vetted legal, title, and financial professionals with established experience in discrete residential transactions.

Transaction structure and method are jurisdiction-specific. Scope is developed in consultation and not published.

Phase 03 Post-Purchase and Occupancy
Ownership does not end the exposure. Veil provides ongoing advisory and direct services that address the physical, digital, and operational conditions of occupancy, including the management of the service relationships that would otherwise create visibility into a principal's home, schedule, and patterns.

Physical Security Hardening

Recommendations and coordination of physical security improvements, including access control, perimeter measures, surveillance systems, and safe room considerations. Delivered directly or through vetted specialist partners.

Network Security Assessment

Evaluation of the residential network environment, including connected devices, access credentials, and configuration vulnerabilities. Delivered directly or coordinated through trusted technical partners.

Discrete Property Management

Management of service provider relationships, including lawn care, home cleaning, maintenance, and other recurring vendors, in a way that shields the principal's identity, schedule, and home details from those providers.

Ongoing Exposure Monitoring

Periodic reassessment of the property's exposure profile as circumstances, ownership patterns in the area, or the principal's own visibility evolve.

Post-purchase services may be delivered directly by Shadow Sciences or coordinated through vetted third-party specialists. The above represents a sample of available services.

Phase 04 Disposition
The sale of a property transfers ownership, but it does not automatically remove the data the property has accumulated during occupancy. Veil manages the disposition process to ensure that the transaction closes cleanly and that the principal does not leave a recoverable record behind.

IoT and Smart Home Data Deletion

Audit and secure deletion of data held on thermostats, security systems, appliances, voice assistants, and other connected devices, prior to transfer of the property.

Network and Access Revocation

Deprovisioning of network credentials, cloud accounts, and access systems associated with the property, including security platform transfers and account closures.

Discrete Sale Advisory

Advisory support for the sale transaction itself, applying the same discretion standards as the acquisition phase. Available as a standalone service or as part of a complete Veil engagement.

Disposition services are available as a standalone engagement for any residential property, regardless of whether Shadow Sciences was involved in the acquisition.

The scope of any engagement is determined by the specifics of the client, the property, the phase of the lifecycle, and the jurisdiction involved.
