Shadow Sciences and Quiet Homes Partner to Reduce What a Home Sale Reveals

October 20, 2026 Minneapolis, MN Via PR Newswire

Shadow Sciences Group and Quiet Homes today announced a partnership covering the full span of exposure risk in a private real estate transaction — from neighborhood assessment before an offer through closing and on to the eventual next sale.

A conventional listing publishes the inside of a home. Photographs of every room, a floor plan, sometimes the placement of a security system, tied to an address while the family still lives there. It also logs days on market and every price reduction, which is a public account of how motivated the seller is.

A purchase creates the opposite exposure. The deed permanently links a buyer’s name to an address, and behind it sit a tax file, a utility footprint, a title and lending chain where several firms hold the same file, and a roster of vendors who know where the owner lives.

Most advice addresses one or two of those.

Shadow Sciences Group, a boutique personal exposure intelligence and risk advisory firm, and Quiet Homes, a private off-market real estate network, today announced a partnership covering the whole span. Members gain access to Shadow Sciences’ full VEIL practice across the life of a property.

How Quiet Homes Works

Quiet Homes operates as a private registry rather than a listing service. Homeowners who would sell but would not list register the home and a price and set their own exposure boundaries. Buyers confirm identity and proof of funds first, so the people who get matched with the home have been verified. The home does not appear publicly, never accrues days on market, and no price history follows it.

What VEIL Covers

VEIL begins before an offer, assessing the property and the ground around it: approach, sightlines, who can observe the house. It carries through the transaction, where it addresses structure, counterparty exposure and funds transfer verification, and continues after closing with the roster of people who necessarily know the address, then forward to the eventual sale.

“Selling and buying expose you in opposite directions. Listing tells the world what the inside of your house looks like while you are still in it. Buying tells the world where you went. A private sale reduces both at the source rather than cleaning either up afterward.”

Kia Hakimi, Managing Partner, Shadow Sciences Group LLC

“Our members want more control over their home sale process and to decide who sees their home and when, and that matters on both sides. A seller does not want the inside of the house cataloged, or a price history that follows them into the negotiation. A buyer does not want the purchase announcing where they now live. What happens to that privacy after closing is a different discipline from ours, so we partnered with people who do it for a living.”
